Each state page starts with that state's published effective property-tax reference rate and a rough homeowners insurance planning estimate, then applies them to illustrative home prices in a free mortgage payment calculator. These are rough state-level defaults for quick comparison. Your actual property tax depends on your county, city, school district, and assessed value, and your insurance premium depends on your carrier and local risk. Use the prefilled calculator on each page to replace the defaults with your own figures.

How to Read These Estimates
Payments use a 20% down payment, a 6.5% interest rate, a 30-year term, and PMI of 0.5% when the down payment is below 20%. Estimated payments are rounded to the nearest dollar. State property-tax rates are dated planning references; insurance rates and home prices are editorial starting assumptions informed by public data. None are quotes. PMI is modeled as a flat estimate and does not automatically cancel as loan-to-value falls. On each state page you can open the prefilled calculator and swap in your own numbers.
Sources and methodology
State tax assumptions are effective property-tax planning references based on owner-occupied housing data (latest reference year: 2024); insurance rates and illustrative home prices are editorial estimates used for comparison. We review the state inputs periodically, but county tax bills, assessed values, exemptions, coverage, deductibles, and local catastrophe risk can produce materially different results. Verify your figures with your county assessor, insurer, or lender before making a decision.
